First Sod Turned at Mirvac's The Albertine
Construction has officially commenced at Mirvac’s latest prestige apartment offering, The Albertine, continuing a legacy of landmark residential projects in Melbourne and bolstering its Victorian residential portfolio.
91×ÔÅÄÂÛ̳turned the first sod on the ~$200 million boutique residential development, scheduled to be completed mid-2026.
Mirvac’s CEO of Development, Stuart Penklis said The Albertine will reflect the quality of Mirvac’s highly successful apartment projects across Melbourne including The Melburnian on St Kilda Road, and The Eastbourne in East Melbourne.
“The demand for well-built apartments in great locations remains strong in Melbourne – especially from a trusted developer that can deliver excellent quality homes in a difficult climate. This demand is a significant opportunity for us, and we are committed to accelerating our supply of lifestyle-focused apartments that are built for tomorrow,” Mr Penklis said.
“The Albertine is part of our $8bn Victorian development pipeline, across our residential and commercial mixed use projects including Prince and Parade in Brunswick and Trielle at Yarra’s Edge,” Mr Penklis said.
Located in the St Kilda Road precinct and formerly known as 31 Queens Lane, The Albertine will offer one-, two-, three- and four-bedroom apartments across 15 storeys and exclusive wellbeing amenity.
The Albertine will feature The Circadian Club, a resident-only wellness centre, including indoor pool and spa, state-of-the-art gym, yoga and pilates studio and sauna. The Elysian Room will be an exclusive dining space on level 10, enjoying sweeping views across Melbourne and beyond.
Mirvac’s General Manager of Residential Victoria, Elysa Anderson said The Albertine is distinguished by its boutique size and will follow in the footsteps of Mirvac’s legacy apartment buildings in Victoria.
“The 91×ÔÅÄÂÛ̳difference, as defined by the quality of our builds, our long history as an experienced and trusted developer and diverse amenity is increasingly valued by our purchasers in the current climate. The Albertine is designed to be a future-led and quality-focused building, with careful consideration given to sustainability, in line with our commitment to making a positive environmental impact,” Ms Anderson said.
The Albertine will include an average 7-Star NatHERS energy rating, including double glazing which ensures a quieter indoor environment when compared to single glazing. It will be an entirely electric building, with all apartments to include induction cooktops and heat-pump technology for hot water. All residences will have provisions for electric vehicle chargers.
