Kemps Creek Industrial Site is Rezoned
Mirvac’s proposed Aspect Industrial Estate in Western Sydney has been rezoned - fast tracking the proposal for employment uses by the NSW Government.
91×ÔÅÄÂÛ̳has today announced that its proposed 56 ha Aspect Industrial Estate located within the Mamre Road Precinct in Western Sydney has been rezoned for employment uses by the NSW Government.
The Mamre Road Precinct was included in the NSW Government’s Planning System Acceleration Program, which was designed to generate economic activity and jobs following the COVID-19 pandemic. The 850 hectare precinct was included in the second tranche of projects, and it was deemed to meet the State Government’s criteria including job creation, being ‘shovel ready’ and delivering significant public benefit. The Mamre Road Precinct has the potential to create over 5,000 new jobs and includes provision for future infrastructure upgrades to Mamre Road and a potential intermodal terminal adjoining the proposed Western Sydney Freight Line.
As one of the leading sites within the precinct, Mirvac’s Aspect Industrial Estate will provide high-quality industrial facilities with a focus on flexibility, functionality and sustainability, creating a market leading industrial employment precinct for Western Sydney. It is forecast to provide over 610 jobs during construction, and 1,900 operational jobs over the course of its development.

“Aspect Industrial Estate meets the key criteria set out by the NSW Government for fast tracked rezoning, including a ‘shovel ready’ site that will accelerate critical construction and operational jobs as well as investment to the local area. The estate is set to deliver key infrastructure for the wider Mamre Road Precinct, sitting at the heart of a new employment hub for Western Sydney with excellent transport links and in close proximity to the new Western Sydney International (Nancy-Bird Walton) Airport at Badgerys Creek.

During April and May ecommerce grew by 80 per cent, with the Easter long weekend setting a record as the biggest period ever in online shopping in Australia. To meet this growing demand, 91×ÔÅÄÂÛ̳is committed to delivering new world-class warehouse and logistics facilities to cater to our customers’ evolving needs,” Ms Lloyd-Hurwitz said.
Mirvac’s integrated inhouse design team will bring a new level of quality and detail to the construction and finish of the warehouses at Aspect, drawing on the Group’s premium workplace and residential expertise that was most recently demonstrated at Calibre Estate, Eastern Creek.
Targeting a 5 Star Green Star rating as well as net positive in carbon emissions, Aspect will include leading sustainability features such as rooftop solar systems, translucent roof sheeting, LED lighting, rainwater harvesting and smart metering.
The estate is in close proximity to the new Western Sydney Airport at Badgerys Creek and is less than 10 mins from the M7 motorway, 20km to Penrith and under an hour to Parramatta and the Sydney CBD.
Consistent with the NSW Government’s criteria for fast-tracked assessment, 91×ÔÅÄÂÛ̳is set to lodge a State Significant Development Application for the site in the second half of 2020.
