699 Bourke Street and 664 Collins Street in Melbourne is a landmark two tower development rising from the iconic curves of the Southern Cross Station rooftop in the heart of Melbourne’s CBD.
The development is built over a service deck above the station with one level of car parking and a public realm comprising of a pedestrian access way interconnecting Bourke and Collins Street.
Developed, constructed and owned by 91̳in conjunction with TIAA-CREF, 699 Bourke and 664 Collins Street’s exceptional environmental design and sustainability initiatives have been made possible as a result of the design excellence of Grimshaw Architects, working in close collaboration with 91̳and key anchor tenants.
699 Bourke Street is the new Victorian office of AGL Energy Limited (AGL) and offers an exceptional workplace environment to its 1,500 employees.
91̳worked closely with architect Grimshaw, and major tenant, AGL, to deliver an A-Grade office space that is designed to take advantage of the unique over-rail air-rights site.
Conceived as part of the Southern Cross Station Master Plan designed by Grimshaw in association with Jackson Architecture, 699 Bourke Street forms a considered backdrop to the roof of the station while providing a strategic connection between Melbourne’s Central Business District and the Docklands precinct.

The building features premium services, a 360 panel solar farm supplying 90kW of electricity (the largest solar power system on a commercial office building in Melbourne), and over 19,000sqm of net office space across nine floors. With more than 275 bike racks and 360 lockers, the end-of trip facilities set a new benchmark in Australia for quality and amenity.

664 Collins Street represents the final stage of the Southern Cross Station complex and will comprise 26,000 square metres of A-grade office space across nine levels. Pitcher Partners has pre-committed to over 9,000 square metres over 3.5 levels with a 12-year lease.
ExxonMobil has pre-committed to 7,100 square metres across three levels. AGL has also been recently announced as a major tenant committing to 6,000 square metres across two floors, taking the building to 100 per cent leased ahead of practical completion.
The signing of AGL has bolstered Mirvac’s long-standing relationship with the company, now a tenant in three flagship 91̳buildings including 699 Bourke Street in Melbourne and EY Centre in Sydney.

The building is targeting a 5 Star Green Star Design and 5 Star NABERS Energy rating.
